Vacant plot risk check

Ten quick questions about your plot. You get a suggested check-up interval and the specific things to watch for. It runs in your browser: nothing you tick is sent or stored.

General information, not legal advice. If something has already gone wrong, speak to a property lawyer in Karnataka.

1. When did you, or someone you trust, last stand on the plot?

2. Is the plot fenced or walled?

3. Is there an owner's name board on the plot?

4. How built-up is the layout around it?

5. Is anyone building on a neighbouring plot right now?

6. Has there been road, drain or cable work along the plot recently?

7. Do you know someone nearby who would tell you if something changed?

8. Do you have recent dated photos of every boundary stone?

9. Is the property tax paid up for this year?

10. Have you checked the encumbrance certificate (EC) in the last year?

How the result is worked out

Each answer adds points for the things that usually let encroachment start unnoticed: long gaps between visits, no fence or board, a layout that is filling up around an empty site, construction or road work next door, and no recent photos to compare against. The intervals follow the routine in our guide, protecting a vacant plot in Bangalore when you live abroad: a walk-around every three to six months, and straight away when building starts next door.
